The complex comprises 11 buildings offering flexible offices and production spaces suitable for various business sizes. These healthy, safe, and energy-efficient spaces use 100% green electricity and district heating, with full waste recycling. Tenant services include reception, cleaning, and utilities.

The main building houses a renovated restaurant, several meeting and sauna facilities, and a quality gym with subscription options.

Skinnarila is a lively and international campus area located on the shores of Lake Saimaa and part of Lappeenranta. It is home to LUT University and LAB University of Applied Sciences, surrounded by a diverse business ecosystem that includes technology companies and service providers. The campus also hosts the modern Technopolis business community, offering networking opportunities and support services for companies.
