Kielo serves locally in over 30 locations across Finland, offering customers a wide range of premises – from offices to retail and the public sector, as well as production and storage facilities. How can the range of premises feel unified across dozens of properties nationwide?
Kielo develops its properties and strengthens its presence in different locations. As part of the development work, modifications are made to the properties to enhance Kielo’s own image in both facades and interiors. To support the modifications, Kielo has developed its own design concept and handbook, which defines, for example, the color scheme, the appearance of lobby areas, furniture choices, lighting, and the style of property signage. With a clear image, the goal is for Kielo to feel familiar even when changing scenery.
Stylish atmosphere and high-quality services under one roof
The handbook, developed with the design professionals of Rune & Berg, serves as a guide and direction. The jointly created guidelines for the appearance of different premises create a common thread that identifies Kielo across Finland. The atmosphere in the properties is cozy, stylish, and timeless. The level of equipment and the extent of modifications vary according to the type of property.
In the future, Kielo will be recognizable from afar by the signs and displays on the facades. Clear signage and door decals make it easier to navigate the property. The interior look, combining serene dark blue, wood surfaces, and calming sand tones creates a soothing ambience.
In accordance with the concept, the modifications aim to use local expertise, for example, in the maintenance of plants, carpentry, and utilizing local professionals in the construction industry. The choices utilize domestic and Nordic products and aim also to find recycled furniture.

The refreshed look of Mattilanniemi receives praise from tenants
Mattilanniemi, located in Jyväskylä, was chosen as the first Kielo site where the concept handbook was utilized in the modifications. Mattilanniemi is a full-service office site where the modifications made are unique.
Originally built as Nokia’s office, the building’s first floor was transformed to meet today’s needs. Spaces from the early 2000s were given a modern look and versatile services.
The first floor now features a common lobby and elevator lobby for tenants, as well as rentable meeting rooms. The restaurant also underwent a major transformation – evolving from a traditional lunch spot into a cozy Bistro Mattilanniemi, offering breakfast, a high-quality lunch buffet, and themed grill days. The bistro also handles catering for meeting rooms and delivers directly to offices.
“The lunch restaurant, in particular, has received praise from our customers and tenants. The restaurant’s spaces are cozy, and the modifications are considered very successful, and most importantly – the food is colorful, diverse, and delicious,” says Anna Väisänen, Kielo’s Concept Manager in Jyväskylä.
As part of the pilot, an office premises of over 1,000 square meters on the second floor was divided into smaller units to better meet the needs of today’s tenants.
Design concept pilot provides insights for the future development projects
“We’re very pleased with the changes at Mattilanniemi and have received a lot of positive feedback. Renovations will continue in other parts of the building as well,” Väisänen says. Tenants were also involved in the planning process to ensure solutions that enhance comfort and functionality.
“It was great to implement the first concept-based project here in Jyväskylä. We’ll continue similar updates in other properties after Mattilanniemi,” Väisänen concludes.
