Energy efficiency and emission reduction
In Kielo’s sustainability strategy, energy efficiency and emission reduction go hand in hand with property development. Kielo always strives to minimize the environmental impact of its owned properties and spaces. Work is carried out at different stages of the lifecycle.
Ympäristötyötä tehdään elinkaaren eri vaiheissa
When acquiring properties, Kielo conducts environmental analyses related to both the land area and the building itself to identify and assess possible environmental risks. At the same time, measures to manage environmental responsibilities and reduce the property’s environmental impact are evaluated. Information is also collected on the property’s characteristics and development opportunities so that, under Kielo’s ownership, it promotes sustainable development goals such as energy savings or energy sources and solutions that are less burdensome on the environment.
When a property is under Kielo’s management, sustainable development perspectives that affect the carbon footprint are always considered in its development. These include energy efficiency, waste reduction and management, responsible material choices, and environmental safety, such as preventing environmental damage.
Kielo’s sustainability goals are integrated into the application and decision-making process for property development projects. Every project application is linked to these goals. When a project includes an investment to achieve a sustainability goal, its climate impact is assessed in relation to the benefits of the investment. For example, the CO₂ emissions from replacing a ventilation device are weighed against the energy savings and emission reductions achieved by the replacement.
In property management and development, factors affecting the carbon footprint are always considered. Kielo always primarily utilizes local suppliers and service providers. Suppliers selected for larger projects must confirm compliance with Kielo’s Supplier Code of Ethics. Kielo purchases only renewable electricity and primarily renewable district heating to minimize climate impact and carbon footprint. Kielo continuously seeks opportunities to invest in renewable energy and to improve and reduce resource use. You can read more about Kielo’s environmental commitments in Kielo’s Environmental Policy.
Energy Projects Improve Building Energy Efficiency
Kielo constantly maps the development needs of its properties. Renovation can significantly reduce the carbon footprint of construction and promote the achievement of climate goals. This is achieved by utilizing energy-efficient solutions, recycling demolition materials, and choosing environmentally friendly products.
Low-emission energy, consumption optimization, and correct product choices reduce energy consumption, lower emissions, and extend the building’s lifecycle. Through renovations, buildings also serve their users better and provide healthier spaces for them.
Through energy projects, Kielo aims to reduce energy consumption, the need for purchased energy, and the property’s repair debt. The goal of energy projects is to reduce environmental impact as rationally and profitably as possible. Improvements are achieved, for example, by renewing outdated parts or utilizing waste heat in property heating.
The goal is to increase the use of renewable energy sources, such as solar energy. Kielo implements a wide range of projects, which may include the development and modernization of heating, ventilation, lighting, and other building systems.
Before starting projects, the property’s current energy consumption and technical condition, as well as possible savings targets, are analysed. This is important to assess the profitability of the project and any challenges related to its implementation. Projects vary according to goals and property types, so the specific features of each project must be considered already in the planning phase. Kielo regularly discusses space development with clients and works closely with clients and project implementers in improvement projects.
Sustainability as Part of Everyday Solutions
Energy efficiency and emission reduction go hand in hand at Kielo and increasingly guide property development. Building technology plays a major role in reducing emissions. For example, ventilation units can be renewed or modified to meet today’s requirements by improving automation, among other things. Heat pumps can also be introduced, and lights can be replaced with LED lights and a system with flexibility can be chosen.
Green district heating is a sustainable solution produced using renewable energy sources such as bioenergy, waste heat, or heat pumps. A bigger change is geothermal heating built for the property. In connection with this, preparations can be made for possible regeneration of the borehole field, i.e., recharging, and reservations can be installed for electric car charging stations.
Kielo Supports Tenants’ Environmental Work
More and more of Kielo’s customers require environmental friendliness and cost-effectiveness from their properties. As a property owner, Kielo wants to promote sustainable development and support tenants’ efforts to reduce their carbon footprint. For example, the goal of solar power plant projects is usually to increase energy self-sufficiency and reduce energy costs.
Kielo wants to help its tenants achieve their own sustainability goals. It is important for Kielo to be a reliable partner for tenants in change projects by enabling tenants’ own energy efficiency projects and also implementing projects themselves.
Property development gives a new life to aging buildings
By refurbishing aging buildings, it is possible to reduce environmental impact, improve energy efficiency, and create healthier spaces. Sustainable development also plays a significant role in the comprehensive renovation of the Kerava Kauppakaari property.
